Construction has started one of Wellington’s tallest apartment buildings

Work has started on what will become one of Wellington’s tallest apartment complexes which sold out well before consent was granted in late July.

Arrow is the design and build contractor for the 18 storey Frame Apartments at 111 Molesworth St, Thorndon being developed by Vicinity and designed by Archaus Architects. Vicinity have become renown for their other Wellington apartment projects ‘Tattoo’ and the ‘Canvas’ in Te Aro, where the art work painted on the exterior draws a lot of interest.

All of the 54 central city apartments have been designed to a high quality standard with flexibility for individual features, lots of window space for light and views of the harbour and the city. These one and two bedroom apartments have all sold for between $360,000 and $580,000. The only apartment left to sell is the penthouse – it is available at $1.5million.

Arrow was brought into the project on an Early Contractor Involvement basis in mid-2015. This led to a negotiated Design and Build contract being signed in October. Demolition is now underway, with the start on site having been delayed slightly by the recent earthquakes.

Arrow’s Wellington team, under the direction of Robb Noble, worked closely with the developer and the consultant team to decide upon the best structural solution for this tall slim building. Ultimately an in-situ reinforced concrete solution was decided upon. The key driver in this decision was the need for stiffness in structure so it could handle the impact of those well- known Wellington winds. This will mean the tenants near the top won’t have to worry about swaying back and forth in heavy wind.

Work started on site in November with the demolition of the existing building. This $25M project will be built over a 15 month time frame.
