Construction commenced on this 11 level Peak Apartment block in November 2010. On completion 13 months later it provided retail, office and parking on the ground floor, offices on the first floor and nine floors of apartments.
Each apartment floor has been designed to accommodate six dual key apartments. These can be used as either two bedroom units or as one studio apartment together with a one bedroom apartment. There are 54 dual key units or 108 apartments in total.
Building Information Modelling (BIM) was used by Arrow to better co-ordinate all building services and structural elements. This identified a co-ordination issue with the ventilation, which was redesigned saving costly delays during construction.
An efficient structural steel design facilitated rapid construction progress with the final floor level being placed only 20 weeks after piling was completed. Work on the ground and first floors was deferred to allow faster progress of the balance of the tower. Closing in and first fix of building services followed closely behind the completion of each floor slab.
Arrow invested considerable time and effort with designers and suppliers to agree an alternative cladding system that had good thermal and acoustic properties, was fast to install and most importantly would provide a reliable waterproof façade under all weather conditions, all at no extra cost to the developer.
Arrow also introduced several innovations to the façade and building services which improved value for the client and speed of construction.
Practical Completion was granted on the 9th of December 2011. The apartments were signed off by the Architect as defect free on this date. Certificate of Code of Compliance was obtained on the 14th of December ensuring that all the pre sales could be settled before Chirstmas 2011 enabling the developer to retrieve all of the project funding.
