The Commission for Knox College and Salmond College
Following changes to the New Building Standard in 2011, the prestigious Knox College at Otago University was assessed as being 22% of NBS – well below the 67% required. They were faced with significant costs for seismic and fire upgrades to the 105 year old building and the possibility of having to close.
Arrow worked with the Commission of Knox and Salmond College to find a feasible and cost-effective upgrade solution.
We strengthened the building to bring it up to 85% of NBS code. Work also included a complete fire upgrade, new electrical wiring, a new security system and the refurbishment of the entire college.
An additional level of accommodation was also added to sister college Salmond and a number of hostel flats were modified to provide 59 more rooms. These rooms will enable the college to pay back the upgrade within 20 years.
Works were undertaken to an extremely tight ten week programme to coincide with the university summer break. An average 140 tradesmen were on site each day, 6 days a week – racking up 70,000 manhours.
Strengthening was undertaken sympathetically to ensure works on the historic building was imperceptible.
