Seismic upgrade and refurbishment of the 12,500m² McKenzie Student Accommodation Building in Central Wellington. The building was completely stripped back to the concrete frame and then seismically upgraded to over 80% of the NBS via a combination of new piles, significant ground beams, concrete shear walls, structural steel frames, FRP carbon wrapping and helix tiles to existing brick work. The existing stair and lift access was removed and replaced in a new location to maximise the efficiency of the floor plates.
Arrow then undertook the fitout into student accommodation, common areas, self service kitchens, communal dining and commercial kitchen facilities. The fitout included upgrade of all electrical, plumbing, mechanical and fire protection services.
Use of BIM modelling to coordinate services and structural works, eliminating rework that is often unavoidable when working in an existing structure of this age and type. Considerable stakeholder interaction with both the client, Ingenia Community Living, and their tenant Weltec, to ensure that the finished product aligned with their specific accommodation and operational needs. The project was handed over eight weeks ahead of programme, giving the operator valuable additional time for setup and staff training.
